Commercial Roofing: Frequently Asked Questions About Foam Roofing Systems

Nora Mcdonalid

Foam roofing is a protective membrane made by mixing isocyanate and polyol under heat and pressure. It is usually applied on flat roofs together with a silicone coating to protect the foam from damage. Foam roofing is further broken down into the open or closed cell. Closed-cell foam application is the more preferred option as it is denser and provides better insulation.

Foam roofing systems are also used to eliminate the problem of leaking for commercial properties. Read on to learn more about spray foams through the following FAQS.

How Much Does It Cost To Install Spray Foam Roofing?

The cost of foam roofing system installation varies based on several factors. First one is your location in relation to the materials and roofing contractor. The further you are, the higher the charges are likely to be. The second factor is possible leaks and their extent. For example, if the leaks have reached the deck, the roofers would have to remove the damaged components before installing the SPF foam. Naturally, this will cost more to fix than if the leak was limited to the surface.

Another factor that affects cost is your current roofing system. For example, you can install the roofing foam right on top of a rubber roof. However, if your current roof is ballasted, the roofers would have first to remove the rocks and apply an adhesive before spraying it. Additionally,  roofers may charge more for structures that are several stories high.

Is Spray Foam Ideal for All Roofs?

While many roofing systems can allow direct foam roofing system installation, some must first be modified before the application. For example, a metal roof needs a rust inhibitor before applying the SPF foam. This provides a continuous layer covering the tiny holes on the crimped panels.

On the other hand, a TPO (Thermoplastic Polyolefin) roof needs a cover board before the spray foam is applied. The same applies to EPDM (Ethylene Propylene Diene Terpolymer) roofs that are a few years old. However, you do not need a cover board or a rust inhibitor to install the spray foam on a bitumen roof.

What are The Benefits of Foam Roofing Installation?

One of the main benefits of spray foam is that it is easy to apply. The foam also makes your roof more energy efficient and easy to maintain. In addition, spray foam also leaves no room for leaks because it has no seams.

Now that you have a better understanding of foam roofing system installation, you are in a better position to hire a qualified roofer to install it and resolve or prevent leaks in your commercial roof. Contact commercial roofers near you for more information.
