If the house has two layers of asphalt shingles on them, the roof may not last as long as it would with a single layer of roofing. If you suspect the roof will need to be replaced shortly after you buy it, you'll want to know if there is more than one layer of roofing. If so, the entire roof will have to come off when you get a new roof. If not, you might be able to add another layer of shingles on the old roof and save some money.

If Recent Repairs Are Noted

You may also want to know if it looks like the roof has been recently repaired. If the owner repaired damage before the home was put on the market, it could mean the roof had been neglected before then and there might be hidden water damage in the attic or home. Ideally, you'd like for the roof to look like it has been well-maintained throughout its life.

The Estimated Cost Of A Roof Replacement

The roofing contractor might not give you an official quote for a roof replacement, but you might want a general estimate if possible so you know how much you'll have to pay for a new roof once you buy the home. The roofing contractor may be able to tell based on the appearance of the shingles how much life is left in the roof so you'll know when you'll need to be prepared financially to put a new roof on.

If Concerning Damage Is Found

It's natural for asphalt shingle roofs to age, but you'll probably want to know about the type of damage the roof has. Some might be minor and not too expensive to repair, but a wet and decaying deck, shingle damage from trees, animal gnaw holes on the deck, or poor attic ventilation might cost more than you want to pay. This might cause you to rethink whether you want to buy a home that's going to need expensive repairs or a replacement at a time when you may not have a lot of extra cash after buying a new home.
